I've worked as an apartment locator in Dallas for over a decade, so over the years I've picked up a few tips and tricks guaranteed to make sure you get not only the lowest price on a new place, but that you also don't get any nasty surprises when you move in. So, read on if you're ready to take the apartment hunting bull by the proverbial horns.

1. DON'T go looking for an apartment on a weekend but DO plan your day

This is the most common time for people to go and look at a new place, and you'll often end up waiting for hours at popular properties, which means you get to see less places. There are even unscrupulous leasing agents who will intentionally drag out your time at each property so you can't go and see their competitor. They'll say

Realtors vs. Robots - The Rise of the Drone

If you'd told me back in 2005 when I first got into Real Estate that I would soon be flying a drone over my clients' homes while capturing live video on a portable tablet, I'd have called you crazy. A genius maybe, but definitely crazy. Yet here we are today. We now have the power to capture images that until recently were unobtainable to anybody without a pilot's license. To tell the true story of a home and its neighborhood. To give buyers from across the world a vivid, accurate portrait of a city they've never seen, and a house they have yet to call home.

Uptown Food Truck Friday

Skip the lunchtime lines this Friday and enjoy some of Dallas' best food trucks all in one place. And then maybe go straight to happy hour. It's fine. We talked to your boss and he's calling it quits early this week. Something about a very cold beer.

Starting Friday April 18th 2014 and running through the summer, Dallas Luxury Realty will be hosting a select number of Food Trucks every Friday from 11am-2pm at their prime location at 2736 Routh St in Uptown Dallas, just down the street from top happy hour spots like Gingerman, BBC, Prime Bar and Kung Fu Saloon.

So grab your coworkers, a fistful of dollas and stop on by for some of the best food around, and one hell of an excuse not to go back to work.

This week, we will

Let's face it. The property market in Dallas is tight right now, with buyer bidding agains bidder and a lot of sellers laughing all the way to the bank. So what can you do, aside from over paying for your new home, to ensure that you don't lose your dream home to another buyer?

1. Make sure you are pre-approved for your loan!

It may seem like common sense, but you'd be suprised how many buyers are wasting time looking at homes, when they should be sorting out their finances, grooming their credit score and working on getting a sparkling-clean pre-approval from a reputable mortgage company. Looking at homes, while it seems backwards, should be the LAST thing on your list.

2. Get pre-approved by the RIGHT mortgage company

How to Take Better Real Estate Photos

Real estate photos are one of the most important tools for generating interest in your home. Home sales begin on the web and research has shown that the more pictures that accompany your listing, the more viewings your property will get. Think of it like a job interview: would you show up with uncombed hair, rumpled clothes and nothing interesting to say? No, of course you wouldn't, you'd do your best to show yourself in your best light. Likewise, you shouldn't take a lackadaisical approach to real estate photos. As they say, you never get a second chance to make a first impression.

Below are a few things you can do to ensure that you take the best photos possible when listing your home:

  • Use a Wide Lens, But

As most of your have probably heard, due to a design flaw in the new Museum Tower Condos in the Dallas Arts District, on a bright sunny day (which in Dallas is about 90% of the time) the amount of light reflected from the shiny new building into the Nasher Art center is apparently enough to do damage to anything in it's rays, especially the beautiful landscaping and vegetation. Which is not good. And everyone has been up in arms about this issue, with art activists attacking developers and saying they knew this would happen and forged ahead with the design anyway, while the developer has steadfastly held to their claim that it truly was an honest mistake that was overlooked. well, now it seems like things may finally be coming to a conclusion. Phoenix. Las Vegas. Dallas? All of these cities have over the last few years seen a HUGE slew of investors and prospectors hoping to cash in on the perfect storm. Large amounts of affordable homes available for sale and high rental rates. But with investment bubbles all over the country bursting, how is it that Dallas still seems to be going strong? And are there any good deals left for property investors?

You might have read recently on our other blog that Billionaire B. Wayne Hughes, founder of Public Storage, purchased 200 investment properties in Dallas with the hopes of turning them into rental homes, and eventually selling them at a profit. In fact, his advisors as of March 2013 still believe that Dallas homes are undervalued by about 20-30%. But

Ahh Dallas. The jewel in the ten-gallon hat that is Texas. Big open spaces, big dreams and big hair. But is it right for you, and if it is, do you rent or buy a home when moving here? This can often be a divisive issue for newcomers relocating to Dallas, especially for those who are unfamiliar with the area and the neighborhoods. One the one hand you don't want to rush into a home purchase that may turn out to be a bad decision, but on the other, neither do you want to have to move twice, especially if you have children entering the school system. So what do you do? Flip a coin?

Definitely not. According to Christian Adams, Relocation and Marketing Director with Dallas Luxury Realty, "Every situation is obviously unique, but being stuck in a new home
