Selling at the upper end of the Dallas market is a smaller, slower, more discreet process than a typical sale. These are the steps our listing agents walk sellers through.
1. Pricing from evidence
Luxury comparables are fewer and less alike, so pricing relies on a detailed comparative market analysis, adjustments for lot, condition and architecture, and a frank conversation about days-on-market expectations. Start with a [home valuation](/home-value).
2. Preparation
Deferred maintenance is noticed at every price point and amplified at the top. Pre-listing inspections, targeted repairs and professional staging usually return more than they cost.
3. Presentation
Professional photography, twilight exteriors, floor plans and video are standard. Property descriptions must be accurate and objective — features, measurements and verified facts, never statements about who the home is "perfect for" (see our [Fair Housing commitment](/fair-housing)).
4. Exposure
Listings enter the MLS (NTREIS) and syndicate through IDX to brokerage sites across the region, including ours. Pre-marketing or private exposure is possible only within MLS rules and with your written instruction.
5. Showings, offers and negotiation
Qualified-buyer showings by appointment, careful offer comparison (price, financing, contingencies, timeline) and negotiation through the option period and appraisal.
About the listing agreement
A Texas listing agreement sets the term, price, duties and broker compensation. Compensation is negotiable and not fixed by law or by any association. Your agent will review every term before you sign. Compare neighborhoods such as [Preston Hollow](/communities/preston-hollow) or [Highland Park](/communities/highland-park) for comparable context.
