About the service
Apartment locating, explained
What an apartment locator does. A licensed locator learns your budget, timing, commute and amenity priorities, searches apartment communities across the metroplex, and returns a shortlist with current availability so you are not combing listing sites one by one.
Why it is free to renters. Participating apartment communities generally compensate locating services through a referral commission when a renter they referred signs a lease. Not every community participates, and participation never changes what you pay: nothing.
Who benefits. Renters moving within DFW, people relocating from another city or country, residents who need a specific pet policy, parking or floor plan, and anyone short on time.
Relocations. DFW Apartment Locators coordinates remote searches, video tours and applications so you can secure an apartment before you arrive, and hands off to Dallas Luxury Realty's relocation team if a purchase follows.
The relationship. DFW Apartment Locators is a DBA (assumed name) of Dallas Luxury Realty, a Texas-licensed brokerage founded in 2008 (TREC Brokerage License #592284). Dallas Luxury Realty provides residential brokerage services: buying, selling, MLS leasing and property management. DFW Apartment Locators specializes in apartment locating across Dallas-Fort Worth under the same license.

An apartment locator is a licensed real estate professional who helps renters identify apartment communities that match their budget, location, timing and amenity needs, then coordinates tours and the application process. In Texas, apartment locating is a licensed real estate activity. DFW Apartment Locators, a DBA of Dallas Luxury Realty, provides this service across the Dallas-Fort Worth area.
Is DFW Apartment Locators free to renters?
Yes. The service is free to renters. Participating apartment communities generally compensate locating services through a referral commission when a renter they referred signs a lease. Not every community participates, and that does not change what you pay: nothing. Clients who lease through DFW Apartment Locators may also qualify for an Exclusive Move-In Rebate; eligibility and terms apply.
How does an apartment locator get paid?
When a renter leases at a participating community after being referred by the locator, the community pays the locator a referral commission. This is why you are asked to list the locator on your application or guest card; it is how the community records the referral. Renters do not pay a fee, and rent is not increased because a locator was involved.
Can an apartment locator help with luxury apartments?
Yes. DFW Apartment Locators works with high-rise, mid-rise and boutique communities in Uptown, Downtown, Victory Park, Turtle Creek, Knox-Henderson, the Design District and suburban centers such as Legacy West and Las Colinas, including penthouse-level residences. If you would rather lease a privately owned condo or house, Dallas Luxury Realty's leasing agents search the MLS so you can compare both.
What DFW areas does DFW Apartment Locators cover?
The service covers the Dallas-Fort Worth metroplex, including Uptown, Downtown, Deep Ellum, Victory Park, Knox/Henderson, Oak Lawn, the Design District, Lower Greenville, Bishop Arts and the Medical District in Dallas, plus Las Colinas, Irving, Richardson, Plano, Frisco, McKinney, Arlington, Grand Prairie, Grapevine and surrounding cities.
How early should I begin my apartment search?
Most apartment communities publish availability 30 to 60 days ahead, so starting 45 to 60 days before your move date gives the best balance of selection and accuracy. Starting earlier is useful for planning neighborhoods and budgets, but specific units may not be listed yet. Urgent moves can often be handled in days, depending on availability.
Can I use the service when relocating to Dallas-Fort Worth?
Yes. DFW Apartment Locators regularly works with renters moving from other states and countries, coordinating virtual tours, neighborhood guidance and remote applications so you can secure an apartment before you arrive. If your relocation may lead to a home purchase later, Dallas Luxury Realty's relocation team can continue the process.
Can an apartment locator arrange tours?
Yes. Your locator schedules tours at the communities on your shortlist, can accompany you in person or arrange video tours, and helps you compare floor plans, pricing, specials and lease terms afterward.
Do I apply directly with the apartment community?
Yes. You apply with the community you choose, and the community's management determines availability, pricing, application approval, deposits and lease terms. Your locator helps you prepare the application and reminds you to list DFW Apartment Locators as your referral source so the referral is recorded.
