How Much Is My Dallas Home Worth? A CMA Explained

Automated estimates struggle in Dallas neighborhoods where homes on the same block vary by decade, size and renovation level. A comparative market analysis (CMA) prepared by a licensed agent is the practical alternative.

What a CMA includes Recently sold, pending and active comparable homes; adjustments for square footage, lot, age, condition and features; a review of current absorption (how fast similar homes are selling); and a suggested list-price range rather than a single number.

What it is not A CMA is not an appraisal. Lenders order appraisals from licensed appraisers during a sale. A CMA is a pricing opinion for marketing decisions.

How to read one Focus on the closed sales first, then on how actives are priced relative to them. Ask your agent why each comparable was chosen and which adjustments carry the most weight.

Dallas-specific factors Flood zones, school attendance zones, lot shape and alley access, recent new construction next door and tax appraisal history all influence buyers here and should appear in a thorough analysis.

Request a personal valuation — a listing agent will prepare a CMA and walk through it with you with no obligation. If you are also buying, our buyer representation team can coordinate timing, and our neighborhood guides cover the areas we serve.
