Analysts knew there was a demand for Dallas-Fort Worth apartments; but they didn’t think it was this hot.

3,074 new apartments were built last quarter in North Texas. The apartment sector is currently outperforming expectations, with examples directed towards home sales back in 2007. Last year, Dallas-Fort Worth led the rest of the country with a demand of 16,647 apartments, which is nearly 2,000 apartment units above Houston, which came in second.

The region also added more apartments than any other metro in the country with 12,977 new homes added to the market, which is about 3,000 more than Washington, D.C., which came in second, according to the data.

Dallas Luxury Realty just opened a new office at 2736 Routh Street - footsteps away from the upcoming Whole Foods market and living community.

The mixed-use development from Gables Residential is at the intersection of McKinney Avenue and Routh Street in the Uptown district with plans calling for a retail-residential complex to be anchored by Whole Foods Market.

The residential side features 222 apartment homes in a 8-story high-rise and 17 townhomes in adjacent 3-story brownstones. Gables plan to add multiple green spaces, historic markers, as well as other enhancements to the surrounding neighborhood.

A 60-unit, 22-story luxury residential tower is coming to Turtle Creek Blvd and Fairmount Street.

Named Ltd. Edition, the Toronto-based Great Gulf Homes project will sit on 1.4 acres at 2505 Turtle Creek, adjacent to the Rosewood Mansion and Reverchon Park in Dallas.

The tower is is described as having a green space feel with a focus on terraces and outdoor living spaces, which include outdoor kitchens, fireplaces and lawns. The smallest condominium is expected to be 3,400 square feet.

Groundbreaking is expected in 2014 with a completed date of 2016.

The Dallas City Council had high hopes for Victory Park when it opened in 2001 near Downtown Dallas. It hasn’t hit the initial goal of becoming an economic epicenter, but help is on the way.

A $100 million plan called “Reimaging Victory Park” was approved earlier this week by an economic committee. On October 23rd, the full City Council will hear all sides on the project. With hopes of expanding business with better tax incentives, better parking, and an increased network between neighborhoods and the Katy Trail, the project was mostly funded privately.

The plan would convert Houston Street and Victory Avenue to one-way traffic and improve pedestrian access to Olive Street and Victory Park Lane.

Camden Property, developers of a number of local and national properties, is planning to build a 423 rental unit property on the parking lot just north of the American Airlines Center Arena

The 6-acre site in Victory Park has been in development since early 2012. This will be the third rental community in the works at Victory Park. Mill Creek Residential is building a 378-unit complex southwest along Victory Avenue. Novare Group recently broke ground on a 24-story, 336-unit apartment tower between Houston Street and Woodall Rodgers Freeway. And on Goat Hill, Trammell Crow Residential have started construction on a 10-story, 365-unit apartment project called The Alexan.

What’s hotter than the summer heat in Dallas/Fort Worth? Condo and townhome sales!

Condo purchases are 40% above 2012 levels. And there was a 17 percent increase in July, higher than in the same move last year. The increasing appeal of neighborhoods near Downtown Dallas and in Uptown have helped the gain in sales, which tends to be behind traditional single-family home sales. Condos and townhouse sales are up 50% this year in central Dallas and Oak Lawn.

Throughout the DFW area, there are only about 1,600 condos and townhouses offered for sale by real estate agents. That works out to just over a three-month supply and real estate agents say prime properties go fast.

Uptown is getting a new set of residents. Dallas-based StreetLights Residential Inc. has 308 luxury homes for lease in a new 17-story high-rise residential tower called The Taylor

Amenities include custom cabinets, stainless steel appliances, built-in amenities and surround sound. 

The Taylor, located at 3100 Carlisle Street, is just of many projects currently underway in Uptown. Dallas' own Alamo Manhattan's The Monaco on the Trail, a six-story, 192-unit community, just opened this week and Moda, another six-story, 263-unit apartment property, is set to open later this fall.

Harris released its list of the "happiest" cities among the Top 10 markets in the United States, with Dallas-Fort Worth taking the top spot. The Poll found that 33 percent of people nationwide are "very happy." 38% of DFW residents responded that they were "very happy," placing us ahead of our Texas neighbor down Interstate 45, Houston, which was second at 36 percent.

Harris said that in Dallas-Fort Worth, residents are more likely to say their spiritual beliefs are a positive influence on their lives (78 percent), and that most of us rarely worry about our health (59 percent).
